Their hands-on, technically adept approach is illustrated in a recent case involving a 16-building HOA in Fort Collins, Colorado. The insurer’s initial hail damage offer of $750,000 was well below the HOA’s $1.2 million deductible, raising concerns about proper coverage evaluation. They identified significant gaps in the insurer’s estimate, including missed repairs and unclear coverage areas. Each side selects an appraiser, and together they appoint a neutral umpire if needed. If the appraisers agree, their decision is binding. If not, the umpire’s signed decision becomes final. While commonly used in residential claims, appraisal is also effective in commercial disputes. The process, typically resolved within 90 to 120 days, offers a faster, less adversarial alternative to litigation for resolving valuation disagreements.
